Booking conditions

Terms and policies for your stay.

We look forward to welcoming you. These are the terms and policies that apply. Nothing here is meant to catch you out. If anything is not clear, just ask us before you book.

Last updated August 2026. These terms apply to bookings made directly with us. If you booked through Booking.com, Airbnb or Vrbo, the payment, cancellation and refund terms of that platform apply to your booking instead of sections 2 to 4 below. Sections 5 to 10 apply to every guest.

01 Who you are booking with

Blue Hills Luxury Apartment is a single self-catering holiday apartment at 16 Boscawen Road, Falmouth, Cornwall TR11 4EN, let by Tanji Cork (“we”, “us”). You can reach us on +44 7534 013826, on WhatsApp, or by email at boscawen16@outlook.com.

These terms are between us and whoever makes the booking — the lead guest. When you pay the deposit, you are confirming you are 21 or over, that you are happy to accept these terms on behalf of everyone coming with you, and that the names you have given us are the people who will be staying.

Booking for someone else

You are welcome to book as a gift, or on behalf of parents, family or friends. All we ask is that you tell us at the time who is coming, and give us their names and a contact number for them. The booking stays in your name: you remain the person we deal with for payment, for any change or cancellation, and for anything in section 7, and any refund goes back to whoever paid. The people staying are asked to keep to the stay policies in section 5, and we are happy to send the arrival details to them directly if that is easier.

One thing worth knowing: your dates aren't held until we have written back to confirm them and the deposit has cleared. A free date on the calendar, or a quote from us, is not a booking.

02 Booking and payment

What you pay, and when

  • 50% of the total when you book, to confirm the dates.
  • The balance 30 days before arrival. We will remind you.
  • If you book within 30 days of arrival, the full amount is payable at the time of booking.

Prices are in pounds sterling. The price you are quoted covers the apartment for the dates agreed, for up to two adults, including electricity, water, heating, wifi, bed linen, towels and the end-of-stay clean. There are no additional booking fees.

We accept bank transfer. Payment details are sent with your confirmation.

Direct-booking discount

Book directly with us and save 10%, whatever the length of your stay. The discount is applied to your quote before the deposit is taken.

If the balance slips

We will remind you before it is due, and again if it is missed — nobody gets caught out by a date. If we still have not heard anything seven days after the due date, we will assume plans have changed and treat the booking as cancelled, with the terms in section 3.

03 If you cancel

  • More than 30 days before you arrive — we will refund your deposit in full.
  • Within 30 days — Within 30 days of arrival, payments are non refundable. Should we successfully re-let your dates, a refund will be calculated based on the nights re-booked, with a £50 administration fee applied.

We strongly recommend taking out travel insurance that covers cancellation, from the moment you book. It costs very little and it covers the things neither of us can control — illness, bereavement, work, a car that won't start on the morning you set off.

If something outside anyone's control prevents the stay

If the stay cannot lawfully go ahead — for example a government restriction on travel or on letting the property — you will receive a full refund of everything you have paid, or the option to move your dates at no charge, whichever you prefer.

04 If we cancel

We will only ever cancel a confirmed booking if we genuinely cannot honour it — a serious maintenance failure, damage from a previous stay, or something similar. It has never happened, and we would not do it lightly.

If we do, you will receive a full refund of everything you have paid. We are unable to cover travel costs or other bookings you had arranged around the stay — the other reason insurance is worth the few pounds.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited.

05 Stay policies

The apartment sits in a quiet residential road, in the gardens of our own home, and nearly everything below is simply what keeps it the peaceful place people come here for.

Who can stay

  • Two adults. The apartment sleeps a maximum of two.
  • Adults only. We cannot accommodate children or infants.
  • Please book for the people who will actually be staying. Booking for parents, family or friends is fine when you have told us who is coming — see section 1. What we are not able to take is a booking that is passed on or sub-let to someone we have not been told about, and the apartment is not the place for events, parties, filming or commercial use.

Pets

  • We are not able to accept pets.

Smoking and naked flames

  • No smoking or vaping indoors. The same goes for candles and anything with an open flame.

Noise

  • Please keep things quiet between 10pm and 8am.

Looking after the place

  • Please lock up and close the windows when you go out.
  • Please ensure the driveway gates are kept closed.

Parking and the garage

  • Off-street parking for one car, plus an EV charging point. EV charging is subject to the current usage charge.
  • Please charge e-bike batteries in the garage rather than indoors.
  • It is a safe spot and we are here, but vehicles, bikes and belongings are still left at your own risk.

Safety

  • Smoke alarms are fitted and tested between stays. There is no gas supply.

We would be astonished ever to need this last line, and say it only because leaving it out would be worse: if something serious happened — a party, or neighbours disturbed repeatedly — we would have to end the stay, and could not refund the remaining nights.

06 Arrival and departure

  • Arrive from 3pm. Leave by 10am.
  • Access details are sent a few days before you arrive. Please keep them to your own party.
  • Please leave the apartment tidy and leave it as you would hope to find it.

07 Damage and liability

We do not take a security deposit. We would rather trust people, and in practice that has worked.

In return, please tell us if something gets broken. Accidents happen and small breakages are simply part of letting a place — a glass or a plate is not something we would ever charge for or want you to worry about. What we do ask is that you do not leave us to discover it.

Where something goes further than that — real damage, something that was avoidable, or something that comes from setting the stay policies aside — we would ask you to cover the reasonable cost of putting it right.

Your own possessions, and your vehicle, are your responsibility while you are here. We would recommend checking that your travel or home insurance covers belongings away from home.

08 Accessibility

Some important details about accessibility.

  • There are a few steps up from the parking area to the front door. There is no step-free route into the apartment.
  • Once inside, everything is on one level — no internal stairs.
  • The shower is a walk-in shower with a low threshold. There are no grab rails currently fitted.
  • The terrace and gardens are reached by further steps.

If mobility is a consideration for anyone in your party, please call before booking and we will talk you through it properly — we are happy to send photographs or measurements of anything you need to see.

09 Your personal data

We collect only what we need to take and honour your booking: your name, contact details, the dates you are staying and the names of your party. We use it to manage your stay and to answer you. We do not sell or share your details.

If you are booking for someone else, please check they are happy for you to pass their name and contact number to us. We use those details only to prepare for their stay and to reach them while they are here, on the same footing as everything else on this page.

10 General

  • These terms and your booking confirmation are the whole of the agreement between us.
  • If any part of this turned out not to hold up, the rest still stands.
  • English and Welsh law applies, and the courts of England and Wales have jurisdiction.
